New hotel in Aarhus in 2019

January 8th, 2018

The growing business district surrounding the hospital north of Aarhus has confirmed its first hotel project. It is Zleep Hotels that will be opening its second hotel in the Aarhus area in cooperation with NCC Property Development and the pension fund PensionDanmark. The hotel’s 100 rooms are expected to be ready by May 2019.

Sustainable economy hotel

PensionDanmark has chosen Zleep Hotels as brand and operator of the new hotel in Aarhus. This choice ensures that an economy hotel with a balance between great quality and affordable rates will be introduced to the city. The concept is focused on its guests’ sleep, which is one of the reasons why the 100 rooms will be designed with quality furniture. In the lobby, guests will have access to lounge areas, a bar, and a fitness room.

The building will conform to the highest sustainability certifications by the DGNB standards. This means that the property will live up to high demands of environmental, economic, and social sustainability. This will ensure lower energy usage and a good indoor climate.

“We are very pleased with being able to add this hotel investment with a great location in Skejby to our portfolio of hotels. The hotel, which is close to the railway station and the highway, will be the first DGNB-certified hotel in Aarhus and with a long-term lease and a good concept, we are convinced that the investment will give the members a strong return for many years,” says Torben Möger Pedersen, CEO of PensionDanmark.

PensionDanmark also owns the Comwell hotels in Holte and Roskilde and co-owns Copenhagen Marriott Hotel.

Attractive business area in growth

NCC has previously developed and built several corporate buildings in Skejby.

“NCC Property Development has had an active role in the development of Business Park Skejby in the past 10 years, making it one of Aarhus’s most attractive business districts. The development of a Zleep Hotel is part of a long-term ambition to contribute positively to the environment while we create value for our customers simultaneously – and we are convinced that Zleep Hotels will be an asset to the area with its central location,” emphasizes Ole Faurby, CEO of NCC Property Development A/S.

Demand for hotel capacity

Not only is the hotel located near many office buildings and the upcoming hospital, the new hotel is also near a light rail station, which makes it possible for guests to get to central Aarhus within 17 minutes. Furthermore, guests will have easy access from the highway to the hotel where a free parking lot is available. While there are several hotel projects in central Aarhus, this is the only confirmed project in the quickly growing business district, Skejby. More than 20,000 people work in Business Park Skejby, and Aarhus University Hospital will employ 9,000 people when it opens in 2019 right next to the upcoming hotel.

“Zleep Hotels has been in Aarhus since 2013 with our 126-room property on Viby Torv, which has proven to be a great match, both for Aarhus and Zleep. We have been wanting more capacity in Greater Aarhus for a long time, and this project’s confirmation ensures that we cover Aarhus in North and South. The hotel will be a great match for our concept and will make sure that we can supply the need for quality stayovers at a great rate. We believe in Aarhus as a strong business city, and we also see great opportunities in it as a tourist destination. We look very much forward to opening in Skejby,” says Peter Haaber, CEO of Zleep Hotels.

Danish hotel brand is growing

Zleep Hotels is a well-established brand in Denmark with nine locations. One of these is in Aarhus where a 126-room hotel already exists. Zleep Hotels is strengthening its position in Aarhus with the addition of the Skejby property. The cooperation with the pension fund PensionDanmark is proof of Zleep Hotels’ large potential for investors, whether they are looking for a brand or an operator that can yield high returns and a long-term lease agreement. The Danish brand consists of nine hotels in Denmark today. Apart from the announcement of the hotel in Skejby, Zleep Hotels has already confirmed the following openings: Aalborg, Hillerød, Copenhagen Arena, and near Stockholm, all in 2019. The new hotel project in Skejby brings the chain one step closer to its goal of operating 20 hotels by 2020.
